There is in fact no actual housing shortage in the USA whatsoever. The problem is that that wealthy individuals have strong incentives to park excess capital in real estate and landlords have strong incentives to maintain asset values through cash flow potential (appraised through $/sq.ft rent revenues). What ends up happening in both cases is that you end up with lots of empty houses sitting collecting dust artificially gaining value due to scarcity, and with rentals, you end up with perpetually inflated rents and vacancy rates that are as high as a landlord can tolerate just to maintain the appearance of value to the lenders. Often these owners will borrow more money and use an apartment that might be 40% vacant as the collateral for the lender and go buy another building and so on. What people don't penalize is the fact that that 40% vacant building with 60% rented out at above fair value gets treated on the balance sheet to the bank as if its 90% rented out from an asset value perspective thereby setting the asset price artificially high. Simple legislation of the tax code can fix this issue and unlock lots of sidelined housing. All we have to do is progressively tax 2nd 3rd 4th ect. homes higher and higher rates that essentially cancel out the asset gains, and do something similar for vacant units in a apartment building. \nIts just at the core a case of the rich hoarding something that has been made artificially rare. On top of all of this, because of how valuable properties have become, there are now many interests that capitalize on the entire process of building new housing that make it ever more expensive. Our taxes are funding numerous regulators that stymie new development, while the developers have to then hire numerous attorneys and planners to pitch a project and litigate it through the cities to get approvals. This can take over 10 years in a major city. All this contributes to the ridiculous costs of building these days.

I knew an undocumented young woman who was living with her 1 yr old baby and her undocumented husband in NC. He started beating her up really badly so she called the cops. The cops arrested them both, even though he was the clear aggressor. They sent the baby off to cps and cps sent the child back to her extended family in Mexico. She spent 3 years in the county jail, never having access to proper medical care, fresh air & greenery or money for commissary or phone minutes. She was still in the early stages of learning English so she was unable to properly advocate for herself before she made bilingual friends and she couldn’t even read the English books in the county jail. Last I heard, she had finally been transported to a huge ICE detention facility in Georgia, but her case was still in limbo and she still had not seen her daughter 4 years later?\n\nShe was such a sweet young woman and what happened to her was so cruel, inhumane and totally undeserved. People who advocate for mass deportation are asking for millions of more stories just like hers, but with even more violence, since Trump would have to use storm troopers to do raids and papers checks so they can kidnap the 20 million people they want to deport.

I came to Calgary in 1983, and since then, I've seen Canada change for the better and worse. I moved back to my native country of Malaysia in 1997 and lived and worked there until 2012. I can honestly say that my native country is so much cheaper to live. I don't need to wait months to see a specialist and wait over an hour to see my family doctor despite already booking an appointment. Doctors just want to get you out of their office fast so they can see more patients. Got a second health concern, well, book another appointment. What a joke! In Malaysia, I can get full body check-ups, including x-ray, ECG, and blood work, including results the same day. What's the use of free health care if the service takes donkey months? I've decided to move back to Malaysia in about two year's time and enjoy the warm weather and cheaper cost of living. Canada is a GREAT country, but the elected government just screwed things up. Will miss the Calgary Stampede for sure.

What I find very strange is that immigration is an issue ONLY in the western world . In other countries it is not and mainly because if you are a foreigner you will always be a foreigner so things are clear from the start . \nSo as a foreigner you will have to put your kids in private schools , get a private health insurance etc …basically you will have to do what the wealthy locals are doing , difference is that they could use the public services but they don’t . \nAnd so for if you cannot afford to bring your family (also the type of visa you get will tell you if you can ) then you come by yourself , make your money and go back home . As a Filipino watching the economy of USA from afar, I think that no other politician has shown significant concern to help its economy except for Trump. The rise of China has benefited every ASEAN member, but greatly the former than the latter. We can adjust with their ways. However, America and Europe may not be that ready to adjust their ways for them should they surpass USA. The USA has become complacent and too liberal where individual rights, although important, have gone too far-fetched. This has created entitled individuals who think they own the world. Now, look at the Chinese. While most young Americans are busy dancing in TikTok and the likes of wasting time for entertainment, most young Chinese are studying hard and upskilling. Let's remember that America became great because of its inventions and extremely the nuclear power. USA can use its weapons and influences against other countries, but can it hold the progress of it's rival economy for the rest of the years? You guys need a leader who is competitive and won't back down from a fight. As of these days, given only two political candidates to choose for presidency, I dare say that Trump has a higher bidding for the goodness of USA. Canada is in crisis due to immigrants so I don’t understand why you keep coming. Of course Canadian people will not welcome you, our kids can’t get jobs because all jobs are filled with Indian students who agree to work for less ruing our work system. We have Indian people crapping on our beaches because they don’t know how to use a bathroom. Complete different mindset and culture. I am not A Canadian I’m an American, but I interact with lots of Canadians as they find themselves coming down here for one reason to the other and I’m not near the border either. i am from hamilton and we are still very diverse here. yes brampton is quiet loaded with indians. i think what has failed is the requirements for immigration has dropped. i mean we use to have highly educated people come in but now the standards have dropped. so anyone with low standards can come walk in. pubjabi votes for jagmeet or trudeau and they are the group with highest crimes in india the state of punjab and there is a big drug and drinking culture that comes here. the minute our standards grow up with immigration requirements then we will get more educated bunch coming in. when we have greedy power hungry people run the country this is what happens. now people are fed up. the other day i was at freshco and some white guys started to lecture me and he openly admitted he is a racist. i pulled out my camera and started to record. he backed off but he could have done anything. he rude and stupid. i was also quiet upset. people were not like this and were more accepting. i can understand his frustration but he said openly he was racist and called me Fxxxxxxx indian etc... this is out of line. i also gave him a mouth full. i told him i have been here 35 years and his mood changed but its quiet disappointing how people react. its not safe or respectful. not sure where we are headed in canada.
